A Message From The President

Chris Majerle, PCAM |
MMI has been an area leader in Rental Management since 1987. For most of that time, we have been involved, to some degree, in Community Management. It has become abundantly clear that our area is in need of a quality company to meet the needs of both our new and aging communities. We're excited about our accomplishments and our ability to meet that need.
MMI has adopted the slogan, "A Fresh Start for Your Communitysm." Though, this is not simply a slogan. Too often, we assume management of a community 5, 10 or 20 years old that has never "started." These disorganized, sloppy and poorly run communities invite crime and support the "I don't care" attitude. We think now is the time to change. Our Fresh Startsm program will get your administrative functions organized once and for all. You will develop a management plan so all board and community members will share in the knowledge that your community has a direction and that direction is up! It's not hard. It doesn't take a lot of time. What it takes is a commitment to excel and a desire to act as a unified board toward the achievement of goals developed for the common good. We're here to show you how.
Our staff is highly trained and professional and we have the credentials to back-up that statement. We are not willing to settle for sloppy management, incompetence or unethical business practices--that includes ourselves, our boards and our competitors. If you are thinking about hiring MMI to manage your community, you must consider that we will insist on legal, ethical and moral conduct and we will expect to work with a board of directors committed to the financial, physical and future success of your community. We would love your business, but if you are not interested in being an outstanding community, we suggest you talk to another firm.
While
meetings and property visits are the most visible aspects of our service
packages, administration is the most time consuming. Financial management is
critical to your success and delivering it in an accurate, timely and efficient
manner is critical to ours. By offering online association web services, using
state-of-the art software and web applications, MMI is able to provide valuable communication and
productivity tools for its managers, boards, committees, and residents.
Additionally, with the proliferation of connected members,
it’s a solution that pays for itself. At MMI, we
value the connection to the membership so greatly that we
pay for your community website. Our most basic service
fee includes the website; you pay nothing additional.
Here are some of the online services we support:
A critical link between the board and your manager is the management report. We, MMI believe, that our reporting is among the finest in the industry. Everyone's time is valuable and limited, yet information is essential to the board's ability to function. Our reporting is intended to keep the board abreast of financial aspects as well as all physical and administrative aspects of the operation of the community. We know that a well-maintained property produces the highest returns for owners
Our staff has the ability to identify and solve your
maintenance issues quickly and effectively utilizing both
our affiliate company, Market Ready and our network of
carefully screened vendors—vendors who know the level of
service and quality our clients expect. As part of our
maintenance program, we provide regular site inspections of
the property, present our findings to the Board, and assist
in securing bids when maintenance work is needed.
As
MMI president, Chris Majerle, is both a real estate broker and home
improvement contractor. We have hands-on experience with
restorations and renovations; experience that proves
invaluable in assessing the scope and cost of work to be
performed.
Many communities are now getting older and they're showing
their age. MMI has the experience it takes to look at these
aging properties, develop a restoration plan and help you
find the funding to implement that plan. We're not afraid of
the challenge. All we require is a board committed to
enhancing the appearance and value of its property.
Our online system can even be enabled to specify certain maintenance service reports that may be automatically approved and forwarded to vendors. Others can give staff instruction on how to deal with them and when to involve the manager or the board.
A cornerstone of a successful association is effective governance principles and practices .
Communication
One of the most effective ways to help increase support of
Board decisions is through communication. If the members are
informed of the issues facing their community and understand
why the Board makes the decisions that it does, then they
are more likely to support and comply with those community
decisions. In addition, effective communication also allows
Members to voice their comments, requests, concerns and
ideas so that the Board can make its decisions based on the
best interests of the entire membership.
To achieve support and adherence to the governance by the
membership we foster communication through board and
committee meetings, newsletters, web publication and reports
for the
board and committees. Online calendars are useful for members to stay abreast of board and committee meeting
schedules, meeting minutes, and actions taken. With our
communication programs, members can even participate in
membership surveys and vote - all online.
Responsibilities
Clear delineation of association responsibilities allows the
association to optimize the use of Board, committee, and
volunteer resources. Our management philosophy views the
Board of Directors as the policy making body of the
association. Our managers act as advisor to the Board when
our expertise and experience can add value. We view our role
as the Managing Agent for your community responsible for
carrying out the directives of the Board. In this way the
Board may delegate the day-to-day operations of the
association to the manager such as:
Positively
managing the expectations of the
membership can be a great enhancement to
the quality of life in a community.
Does your community suffer from apathy? Most board members
will answer with an emphatic,
"YES." We start with the
belief that there is no apathy in your
community. We believe that what is
perceived as apathy is either
contentment with the status quo or a
feeling that participation is neither
invited nor welcomed.
Our concept of management is to develop
a sense of community and to positively
affect members’ perceptions of their
association through open meetings,
invitations to members for committee
service participation, and effective and
meaningful communications. At our first
opportunity, we will tell your members
to "consider themselves
asked." They will be asked to
participate in meetings and on
committees. They will be asked to chair
and participate in community events.
They will be given access to financial
information, meeting schedules, agendas
and minutes and other important
information through a community website
provided by MMI free of charge.
To help increase community involvement and volunteer effort, we
engage our comprehensive communications
program to educate members and provide
them with a better understanding of
association life. Through printed
association newsletters to leading
online services
that provide members with convenience
and accessibility to association
information and activities, we offer a
complete and unparalleled solution for
our clients.
Apathy is rampant! Not in MMI communities. Everyone is
given a voice. Everyone has the chance
to make a difference. The best thing a
board and management can do is give the
community members a sense of belonging
and instill pride in their community
through their own involvement. We'll
help you accomplish this goal.
When you are ready for the sun to shine on your community, MMI is here to give you a Fresh Startsm.
Sincerely,
Chris Majerle
